THE ESTATE AGENTS WERE INCOMPETENT
There comes a time in life when downsizing is the sensible option
It’s just making the move !
If you don’t want to leave a bigger mess for someone else to clear up.
SSTC or Sold Subject to Contract is a fallacy
But Estate agents use it to promote their product when no more than “offers” are received
So dont be fooled.
Sellers need better knowledge of prospective buyers positions.
And the Scottish method should be adopted in England & Wales
Find out how the Scottish property process works and
when you will need to pay for various things along the way.
- Stage 1 – Get a mortgage ‘in principle’
- Stage 2 – Find a solicitor.
- Stage 3 – Home Report and survey.
- Stage 4 – Making an offer.
- Stage 5 – Agreeing the contract.
- Stage 6 – Completion and final steps.
Caveat Emptor even then still applies.
When downsizing first make a list of what must go !

Next is the search for a smaller place
Bungalows are in short supply and expensive for the size.
Location is important but may not seem so at the time
A little cottage in the country is cute but impractical
Yet the urban sprawl is box like, crowded and gridlocked.
And England is a much smaller place than you imagine when looking
In our case convenience was matched with colour.

The hills are alive, the history is there and the sound of the sea never too far away.
So who are going to give you most headaches when moving home ?
We chose an area free from Radon Gas,
not high Insurance for Flooding, Crime and Car
And all that took some doing.
Deciding whether to take on “improvements required” or “ready to move in”
We hoarded boxes for such an event, saved boxes for TV’s etc..
but with our own harvest and connections for cheaper food
we bought Laundry Storage bags of differing sizes and put frozen food
into them and then the bag into the 3 chest freezers for ease of transport for the
These bags are ideal for clothes and soft furnishings.
We also bought 75 litres Modular Storage Box & Lid
from Wilko at a £5 each for food & fragiles
Cancelling Policies – Change of Address
Home Insurance – Broker to Broker never let up
Energy – Toto was easy
Telephone Broadband – PO Broadband were fucking useless
Bank & Cards – Tell us after you moved – So you needed Redirection Service
TV Licence was easy
DVLA website SHOCKING – Both Car and Licence need changing
Council Tax – All they want is your Money and Your Movement Details
(confirming we do live in a Police State )
WE HAVE WAYS AND MEANS OF MAKING YOU COUGH UP
NORTH HYKEHAM DISTRICT COUNCIL WEBSITE &
LINCOLN COUNCIL WERE MOST UNHELPFUL EVEN IGNORANT
We have been generous to our buyers
who have stored possessions in one of our spare bedrooms,
been to measure up and have a key once the exchange has taken place
Not so our Vendors who refuse to release a key
until after they have been paid on the day, even though our new home is empty.
Even though the new home is over 100 miles away from the old.
There are important issues
Are there enough power points for the load ?
Will furniture fit
Can the access suit the disabled
Does the bathroom need a makeover
Does the property meet standards
Smoke Alarms, Drainage, Gas and Electric appliances
Do they all work ?
We found a sat nav and post codes for shops and local services
made finding them easier
If you are moving out of your area if services come recommended it helps.
Doctors Dentists Plumbers, Joiners and Electricians to name a few.
Buy a local Ordinance Survey map for footpaths and exploring etc
Search the net for local history to clubs, sports and entertainments.
Print off Floor plans / Site plans from Land Registry to plan not only boundaries
but also measuring free wall space and garden planning
THE LAST RUN-
LEAVE AFTER THE REMOVAL
BUT GET TO THE NEW PLACE FIRST
Read meters and film them for suppliers to agree.Leave a Copy
Vacuum Brush, Pan & Mop Bucket and Dusters
Medicines in case the Removers Breakdown
Flask of hot drink and sandwiches
Overnight wash bag
Drinking water & Toilet Paper
Computer & Camera
Mobiles and Charger
In Winter – warm clothing, emergency bedding, an electric heater

AND A LOT OF LUCK
